We pursue a variety of opportunities, including multifamily properties, residential investment properties, value-add opportunities, distressed assets, and transactions that may involve conventional financing, seller financing, or other creative acquisition structures.
We are looking for a motivated Real Estate Acquisition Specialist whose primary responsibility will be to consistently identify, analyze, and bring qualified acquisition opportunities to our team.
Position Overview
The Acquisition Specialist will be responsible for building and maintaining a strong pipeline of potential real estate acquisitions.
This is a deal-sourcing position. You should be comfortable researching properties, communicating with brokers and property owners, reviewing financial information, analyzing opportunities, and following up consistently until a deal is either qualified or eliminated.
The ideal candidate is proactive, organized, persistent, comfortable with numbers, and genuinely enjoys finding deals.
Key Responsibilities
- Source potential acquisition opportunities that meet Don Ava Capital's investment criteria.
- Build relationships with commercial brokers, residential agents, wholesalers, property owners, lenders, attorneys, property managers, and other industry professionals.
- Search for both on-market and off-market properties.
- Conduct outbound calls, emails, texts, and other outreach to property owners and brokers.
- Monitor MLS, LoopNet, Crexi, CoStar, broker email lists, auction opportunities, public records, and other real estate databases.
- Identify multifamily, residential, mixed-use, distressed, value-add, and other investment opportunities.
- Perform initial property underwriting and financial analysis.
- Review asking price, current income, market rents, operating expenses, NOI, cap rate, debt service, renovation requirements, and potential exit value.
- Research comparable sales and rental comparables.
- Request rent rolls, T12s, offering memorandums, property financials, loan information, and other due-diligence documents.
- Speak directly with brokers and sellers to understand seller motivation and transaction requirements.
- Identify opportunities where seller financing, subject-to financing, assumable debt, or other creative structures may improve the transaction.
- Prepare preliminary acquisition summaries for management review.
- Maintain accurate records of prospects, conversations, follow-ups, and deal status within the company's CRM.
- Follow up consistently with brokers and sellers on opportunities that may not initially meet our criteria.
- Assist with preparing offers and LOIs after receiving approval from management.
- Coordinate opportunities with lenders, property managers, contractors, and other team members when necessary.
- Maintain an active acquisition pipeline and provide regular reports on new leads, offers, negotiations, and potential closings.

- Properties where operational improvements can create significant additional value
Ideal Candidate
The ideal candidate will have:
- Real estate acquisitions, brokerage, wholesaling, lending, investment sales, or property management experience.
- Strong communication and negotiation skills.
- Ability to confidently communicate with brokers, sellers, and real estate professionals.
- Basic understanding of real estate investment analysis.
- Understanding of NOI, cap rates, cash flow, LTV, DSCR, comparable sales, and rental analysis.
- Ability to quickly determine whether an opportunity deserves further underwriting.
- Strong follow-up and organizational skills.
- Ability to manage a large pipeline of potential transactions.
- Comfort making outbound calls and developing new relationships.
- Ability to work independently and take initiative.
- Strong attention to detail.
- A results-oriented and entrepreneurial mindset.
Experience with multifamily acquisitions, commercial real estate, seller financing, or creative-finance transactions is strongly preferred but not required for the right candidate.

Success in this role means consistently generating qualified acquisition opportunities, not simply collecting property listings.
The Acquisition Specialist should develop a strong network of brokers and property owners and become someone who regularly hears about opportunities before or shortly after they reach the broader market.
We are looking for someone who understands that real estate acquisitions requires persistence. Many opportunities will require repeated follow-up over weeks or months before they become actionable.
Compensation
Compensation will be structured based on the candidate's experience and may include:
- Base compensation and/or
- Performance-based compensation
- Bonuses for qualified opportunities
- Transaction/closing bonuses
