Independent Contractor Housekeeper — 1099

Location: The Nest at Black Hawk — Black Hawk, Colorado

Compensation: $25 per completed and approved guest room

Typical Cleaning Time: Approximately 30 minutes per room

Service Window: Accepted rooms must be completed between 11:00 a.m. and 4:00 p.m.

Position Overview

The Nest at Black Hawk is seeking dependable, detail-oriented independent housekeeping contractors to prepare our guest domes between stays. This flexible opportunity allows contractors to select their own availability and request the number of rooms they would like to service each week.

There is no required weekly schedule or minimum number of rooms. Each week, The Nest will post the available room assignments for the following week. Contractors will access our scheduling system and request the dates and number of rooms that fit their availability.

Once a room assignment has been accepted and confirmed, the contractor is responsible for completing the room to The Nest’s guest-ready standards between 11:00 a.m. and 4:00 p.m. on the assigned date.

Responsibilities

• Review available room assignments through The Nest’s scheduling system.

• Request room assignments based on your availability and preferred workload.

• Complete all accepted room assignments by 4:00 p.m. on the scheduled service date.

• Clean and sanitize bathrooms, kitchenettes, sleeping areas, lofts, and living spaces.

• Remove used linens and towels and replace them with clean items.

• Make beds neatly and prepare the room for arriving guests.

• Sweep, vacuum, and mop floors as needed.

• Dust and clean furniture, fixtures, mirrors, windows, appliances, and other surfaces.

• Remove trash and properly dispose of waste.

• Replenish guest amenities, toiletries, towels, and other room supplies.

• Inspect each room for damage, missing items, maintenance concerns, or unusual conditions.

• Promptly report maintenance issues, damages, lost-and-found items, or supply shortages.

• Update the scheduling or housekeeping system when each room is complete.

• Protect guest property, room access codes, keys, and confidential resort information.

• Ensure all accepted rooms meet The Nest’s cleanliness and presentation standards before guest arrival.

Scheduling and Room Selection

Available rooms will generally be posted weekly for the following week. Contractors may request as many or as few available rooms as they would like, subject to assignment availability and confirmation.

There are no guaranteed hours or guaranteed room assignments. Contractors determine which available dates and assignments they wish to request. Once an assignment is confirmed, the contractor is expected to complete it within the required turnover window of 11:00 a.m. to 4:00 p.m.

Compensation

Contractors are paid $25 for each completed and approved guest room. The average cleaning time is approximately 30 minutes per room; however, actual cleaning time may vary depending on the room’s condition and the services required.

Compensation is based on completed rooms rather than hours worked. Payment details and procedures will be outlined in the independent contractor agreement.

Qualifications

• Previous hotel, resort, vacation-rental, or residential cleaning experience is preferred.

• Strong attention to detail and commitment to cleanliness.

• Ability to work independently and manage accepted assignments responsibly.

• Dependable transportation to and from The Nest at Black Hawk.

• Access to a smartphone or other device capable of using the scheduling and housekeeping system.

• Ability to communicate promptly regarding delays, damages, maintenance concerns, or unexpected room conditions.

• Ability to complete assigned rooms efficiently without sacrificing quality.

• Professional, trustworthy, and respectful conduct.

• Ability to meet the physical requirements of the position.

Physical Requirements

This opportunity may require contractors to:

• Stand, walk, bend, kneel, reach, and climb stairs or loft steps.

• Lift and carry linens, supplies, and equipment.

• Push or pull cleaning carts, vacuums, and other cleaning equipment.

• Work with standard cleaning products.

• Perform repetitive cleaning activities throughout the service period.

• Safely work in mountain weather and property conditions.

Independent Contractor Status

This is an independent contractor opportunity and not an offer of employment. Contractors are responsible for their own federal, state, and local taxes, including applicable self-employment taxes. Contractors are not eligible for employee benefits, paid time off, unemployment benefits, or guaranteed hours through The Nest.

Selected contractors will be required to complete appropriate tax documentation and sign an independent contractor agreement before accepting room assignments.
